1. Is there a Home Owners Association and what are the dues? Yes, there is an HOA and dues are $65 per month. These fees cover maintenance of the common playground area, road maintenance, and snow removal of Winter Creek’s private roads.
2. Is the snow plowing of my driveway covered in my monthly HOA payment? No, driveway snow removal is the responsibility of the individual homeowner. Most homeowners arrange driveway snow removal through a private contractor, as is typical in Truckee. Snow removal fees are approximately $350 per driveway; however, fees vary.
3. What are the lot sizes? Lots at Winter Creek range from 4,500 to 8,000 square feet and average approximately 5,500 square feet, or just under ¼ of an acre.
4. Is fencing permitted? Fencing is not allowed on interior lots; however, small child or pet enclosures are permitted. Lots on the perimeter of the subdivision are allowed fencing, at the homeowner’s expense. Design and materials must first be approved by the HOA board. No chain link fencing is allowed in the subdivision. All fencing must be made of wood materials.
5. Can I choose my counters, flooring, etc? Yes, several choices for counters, flooring, appliances, sinks, faucets, etc. are available. Custom upgrade choices are dictated by the stage of construction your new home is in.
6. How many homes will be built in Winter Creek, and when will they be completed? There will be a total of 147 single family homes in Winter Creek. Winter Creek’s goal is to have 100% of construction completed in the next 3 -4 years.
7. Will there be houses built in the open space at the front of the property? No, GLA Morris Construction donated the 12.7 acres at the front of Winter Creek to a land trust in support of local conservation. Those 12.7 acres will remain open space indefinitely.
8. What is the ratio of 2nd home owners to primary residents at Winter Creek Homes? Since the Winter Creek subdivision is so conveniently located, easy to use, and represents such great value, 80% of our home owners have chosen Winter Creek as their 2nd home location.
